Existing Client returns for the purchase of a farm in Sowerby Bridge

An existing Client required additional funds of £245k to purchase a further property for redevelopment.

The Client’s broker had looked into the market and had found slightly better interest rates; however, Momentums flexibility and speed meant the Client wanted to remain with us.

The purchased property was a farm with three buildings planning permission to convert into 6 x 3 bedroom properties.

Momentum was able to easily extend the existing facility within a week to allow the Client a quick and straightforward purchase.

Momentum extended the existing facility up to 70% LTV without further valuations - speeding up the process.

The facility interest rate was 1.25%; however, as Momentum does not require external monitoring surveyors for the development, the facility worked out cheaper than the competition.
